Objective
To remove private capital from the current UK government plans for solving the housing crisis in London.
Motivation
The ambition for the proposal was to identify a new model of development, driven to remove some of the flaws, often fatal, within the mechanisms for delivering housing.
Strategy
The strategy targets areas with the most potential, which have high PTAL scores but are low density. The thesis tests a sophisticated financial model of housing delivery developed within the LSA. Designed to uplift land value, it empowers the existing residents to form a committee and control the design and dividends created from densification; working with the individuals who have a deep, often generational connection to these sites and their communities.
Impact
Prefabricated volumetric construction is completed in phases to expedite the densification of London for the housing it needs; delivered within its current infrastructure capacity.
